    The Ocean Club is really two markets under one P.H. The lower portion of the tower operates as a hotel — opened in 2011 under the Trump brand and run as the JW Marriott Panama since the rebrand — and its hotel-condo units are owned individually and trade as small-format investments. Above them sit conventional residences with full-size floor plans. That is why the registry shows unit sizes from the 40s of square meters up to nearly 1,000 m², and why price per square meter varies more here than in almost any other building we track. Comparing a hotel-condo closing against a residential closing without separating the two programs produces a meaningless number; the full report keeps them apart.

    P.H. The Ocean Club is a 70-story, sail-shaped tower on the Punta Pacifica waterfront, designed by Arias Serna Saravia and completed in 2011 as the Trump Ocean Club International Hotel & Tower. The hotel component has operated as the JW Marriott Panama since 2018; the residential floors, the marina and the amenity decks continue under the P.H. structure. It remains one of the tallest buildings in Latin America and the defining silhouette of the Panama City skyline.
